Mesa Vista Apartments offers affordable studio apartments for residents through two distinct phases:

Phase 1 – 40 Existing Units:
Application criteria administered through the Orange County Housing Authority. Contact the Housing Authority for specific eligibility requirements and application process.

Phase 2 – 46 New Units (Opening Mid-April):
These units are reserved for individuals who live, work, or have established ties to the City of Costa Mesa. Income limits based on 50% Area Median Income (AMI).

Applicants must meet income eligibility requirements and may be prioritized based on referral partnerships with the VA, Orange County agencies, and supportive service providers.  For detailed eligibility information, required documentation, and to begin the application process, please contact our leasing office.
